Expressions of Interest: Palac Von Treskow Palace and Park Complex in Owińska, Poland
The Municipality of Czerwonak in west-central Poland invites expressions of interest from parties in and outside Poland for the acquisition of Palac von Treskow - an extensive palace and park complex in Owińska currently under the ownership of the municipality.
Situated in the picturesque village of Owińska, in the vicinity of the renovated post-Cistercian complex, it is clearly visible from the regional road no. 196 connecting Poznań with Wągrowiec.
A classicist palace from the beginning of the 19th century, together with the surrounding park with a total area of 16.8 ha, is intended for sale.
An investor interested in renovating the building in accordance with the local land development plan will be able to locate services in it and will also be permitted to build an additional building.
The palace was built by the German von Treskow family in 1804–1806 as its main seat.
The building is picturesquely situated on the edge of the park.
The main driveway to the building weaves around the pond through two gates – guardhouses.
The palace is built on a rectangular plan: the main building consisting of two-storeys and covered by a hipped roof is flanked by two single-storey side wings.
Current use:
The palace building and two palace gates are currently unused.
The park with a pond is open to the public and is used for cultural and recreational purposes.
The English-style park was established at the beginning of the 19th century.
There are approx. 3,500 trees within the park.
Location:
The complex is located in the central part of the village of Owińska, which has over 2,000 residents, right next to the regional road no. 196 connecting Poznań with Wągrowiec.
The area is located approx. 15 km from the city centre of Poznań and 22 km from Poznań Ławica Airport.
Permissible use of the property:
Permissible use in the Local Development Plan – service development area and park greenery area.
The service development area permits a number of services, such as those offering educational, cultural, public utility, health, wellness, training, tourism and recreational services, including hotel services and as supplementary to the services indicated above, trade services with a sales area of up to 100 m2 and catering services.
Reconstruction and renovation project
The municipality has complete technical documentation that was prepared in 2017, with all approvals (including those of the heritage conservation officer) and assurances of the supply of utilities.
The documentation is approved by the Poznań Starost with a building permit and a water permit issued in 2018.
The renovation of the palace, together with the immediate area, envisages the rebuilding and the change of the use of the building.
The scope of work includes:
• reconstruction and change of use of the palace building;
• construction of a pedestrian and bicycle parkway, serving as a fire access road;
• construction of 30 parking spaces for passenger cars, including 2 spaces for the disabled.
This project does not involve the construction of new enclosed structures.
