Creating the Ultimate Tenant Experience in San Francisco

The group behind one of San Francisco’s largest Class A office buildings is developing 'The Cove', a luxury amenity space which will offer a range of premium hospitality services for tenants and members.

Located on the 7th floor of 525 Market Street in San Francisco, The 29,000 sq. ft, US$ 20 million project is scheduled to open in September 2024.

In addition to embodying holistic design concepts to elevate and enliven the work-day experience, The Cove's fully-staffed environment will be operated by Cushman & Wakefield's flexible workplace business, Industrious.

What we've assembled here is a collection of spaces that people will actually want to use – both as an extension of their office but equally as a benefit to the way they want to collaborate and socialize at their place of work.

The space has been designed by New York-based Architecture Plus Information (A+I) who have a pedigree of realising premium hospitality environments.

With views overlooking Market Street, the space includes conference rooms, event spaces, group fitness and recovery rooms, a bar and cafe, and hidden rooms including a speakeasy, game room and podcast room.

Designed and staffed to support tenants and individual members accomplish their personal and professional goals, hospitality services are embedded throughout the space, creating a seamless experience for guests to do their best work.

Staff are thoroughly trained to engage with guests and provide guidance, as needed, adding to an enriched environment that supports intentional collaboration and culture.

While Industrious will lead all tenant experience operations throughout the building, management of The Cove amenity floor will include external partners including Kinema Fitness, which will manage the fitness amenities, and Infuse Hospitality, which will serve high quality food and beverage options in the various kitchen and bar areas and provide catering services to tenants in the building.

As part of Industrious' broader activation strategy, The Cove will also offer a select number of memberships for non-tenants as a flexible option for meetings, focused work and networking.

“The Cove is not your average check-the-box fitness and conference center,” says J.D.

Lumpkin, Executive Managing Director and San Francisco Market Leader at Cushman & Wakefield. “We have studied employee engagement and workplace preferences and The Cove is reflective of what we know employers and employees are seeking in today’s evolving office sector.

There is a huge opportunity in bringing an all-in-one, luxury product to a San Francisco office market that has not seen anything like The Cove.

We’re proud to come together with Industrious as The Cove’s gold standard hospitality provider and with long-term and well-capitalized ownership at the helm.”
